On July 3, 2017, the Borough of Westville Land Use Board adopted Resolution No. R-17-10, which grants preliminary and final major site plan approval to Mantua Urban Renewal Associates, LP to construct 64 “age restricted” rental housing units at 1000-1002 Broadway and 1010 Broadway.
A four-story building that will house the 64 units will also include associated parking and improvements.
According to the Findings of Fact included in the Resolution, the 54,871 square foot property is “a designated area in need of redevelopment.”
The building footprint will be 16,207 square feet with an overall size of 64,828 square feet. There will be 56 one bedroom units and eight two bedroom units.
Fifty-eight off-street parking spaces are proposed. There will be four handicap accessible parking spaces and 54 standard parking spaces.
- At the ground floor, individual private patios will be provided for the units.
- A 4,000 square foot outdoor amenity area has been added.
“The current design attempts to achieve a net-zero energy billing, which would provide minimal utility expenses for the residents,” the Resolution reads.
The revised plan will also include one additional street inlet to be added on Ambler Street between Broadway and the existing street inlets on Ambler Street.
On June 5, 2017, there was a Public Hearing on this matter.
