Bellmawr Joint Land Use Board Approves Subdivision For Future Waterfront Park

The subdivision is required by the New Jersey Department of Environmental Protection to facilitate the proposed new park.

On April 3, 2023, the Bellmawr Joint Land Use Planning Board approved the application of Big Timber Junction, LLC for major subdivision and/or other related relief for the proposed waterfront park at the former landfill.


The subdivision is required by the New Jersey Department of Environmental Protection (NJDEP) Green Acres Program to facilitate the proposed new Bellmawr Waterfront Park.

Donald A. Nogowski, Esquire of Earp Cohn P.C. is the attorney for the re-developer. During his presentation to the Bellmawr Joint Land Use Board, he explained: “This is purely a subdivision. It is intended to subdivide lot 9.01, which is currently about 57 acres, into two lots — one [that is] 36.9 acres and one [that is] 21 acres, basically along the water.”

Mr. Nogowski also said: “We had the opportunity to review these plans thoroughly. There were a lot of technical comments, which we appreciated and which we had attempted to incorporate into the survey plan.”

There is no word yet on a groundbreaking. What’s next is that representatives for the re-developer will appear before the Deptford Planning Board for subdivision approval to facilitate the new park because a portion of the land is in Deptford. That hearing will take place on May 3, 2023 at 6:00 p.m. at the Deptford Municipal Building.

By way of background, two of the former landfills are in Bellmawr and one is in Deptford.

The Dewey Blanton Landfill & Fazio Bellmawr Landfill are contiguous parcels of land in Bellmawr.

The third former landfill in Deptford is known as the “Fazio Deptford Landfill” or the “Deptford Parcel.”
