Mt. Ephraim JLUB to Hear Application for Rudderow Court; Approval Sought For Redevelopment/Major Subdivision For Construction of 6 Single Family Homes

Six lots will be larger than required under Zoning Ordinance, and will be used to construct a single-family home on each of the new lots. The seventh lot is not part of the present application.

On May 10, 2021 at 7:30 pm, the Mt. Ephraim Joint Land Use Board will hold a virtual public hearing to consider the application of Rodderow, LLC, regarding Rudderow Court (Rudderow Avenue and Easy Street), Block 12.02, Lot 1.01, a/k/a Lots 8-22, on an application for major subdivision with major site plan approval to subdivide the existing 4.18 acre lot into seven lots as Phase I of this development.


Six of the individual lots will be between 16,345 square feet and 20,504 square feet in area, and at least 50 feet wide by 267 feet deep.

The six lots, will be larger than required under the Zoning Ordinance, and will be used for the construction of a single-family home on each of the new lots to be created.

The seventh lot will be for Phase II of the development and consists of 1.7 acres (74,354 square feet) and is not part of the present application.

The six building lots as well as the building envelopes where the homes will be located will comply with all requirements as set forth in the Zoning Ordinance so that no variances are necessary.

However, in the event that it is determined that any variances, submission waivers, or other waivers are required in order for the major subdivision with site plan to be granted for the purposes as set forth above, they are also being requested.

A copy of the application and exhibits are on file with the Board’s Secretary for review during regular business hours by appointment at the Borough office for members of the general public who request same, or upon email request sent to tweiss@mtephraim-nj.com.
