Runnemede Planning & Zoning Board to Consider Application For Development of Large-Scale Warehouse on Ninth Ave.

The application will be heard on May 24, 2023 at 7:00 p.m.

On May 24, 2023 at 7:00 p.m., the Runnemede Planning and Zoning Board will conduct a Public Hearing to consider the application of RR195 Runnemede Associates, LLC for approval to develop a warehouse building at 195 Ninth Avenue.

The applicant is seeking Preliminary and Final Site Plan Approval and Bulk Variance Approval, relevant to the proposed development of an 80,400-square-foot warehouse building with associated loading bays and passenger vehicle parking spaces, with stormwater management, utility, access drive, and other related improvements relevant to the property.


The property is currently owned by D&P Industrial Park, LLC and is 16.46 acres in size. It is located in a Special Economic Development Zoning District in which warehousing is a permitted principal use.

Variance approval will also be requested to allow the proposed warehouse building to be developed with 127 parking spaces with an additional 28 parking spaces to be developed as banked spaces when a total of 155 parking spaces may otherwise be required at the time of construction.

At the Public Hearing, the applicant will also request additional approvals, variances, design waivers, exceptions, or other relief deemed necessary for the proposed development of the warehouse building as proposed by the Applicant.
