Compassionate Sciences Looks to Expand Again

Focused Partners, LLC, (Compassionate Sciences) has applied to appear before the Bellmawr Zoning Board on Monday, August 7 seeking preliminary and final site plan approval regarding the property located at 640 Creek Road, which is the location of Nordt Precision Metal Manufacturing.

Focused Partners, LLC, (Compassionate Sciences) has applied to appear before the Bellmawr Planning Board on Monday, August 7 seeking preliminary and final site plan approval regarding the property located at 640 Creek Road and designated as Block 59, Lot 2 on the Borough of Bellmawr tax map, consisting of 0.61± acres (26,400 ± s.f.).

This property is the site of Nordt Precision Metal Manufacturing, which is currently listed for sale.

According to the Legal Notice that was published on July 26, 2017: “The applicant proposes to demolish a portion of the existing block building, dock and remove the trailer currently on-site, convert 9,600 s.f. of the one-story masonry building into a medical cannabis dispensary, installation of a parking lot having 20 parking spaces and one handicap accessible space, installation of two driveways on either side of the parking lot from Coolidge Ave. and Stanley Ave., lighting and landscaping and other site improvements. Applicant requests a front yard setback variance to permit 4.9′ setback where 10′ is required (existing non-conforming condition). Applicant requests any other variances or waivers that the Planning Board or its professionals may deem necessary upon its review of the application in order to obtain the requested approvals.”

A second Legal Notice was also published on July 26, 2017 stating that Focused Investment Partners, LLC has filed another application with the Bellmawr Planning Board seeking amended preliminary/final site plan approval for the property located at 111 Coolidge Avenue (a/k/a 130 Harding Avenue) and designated as Block 61, Lots 4 through 8 on the Borough of Bellmawr tax map, which consists of 1.5± acres (65,200± s.f.) located in the Light Industrial Zone (“Property”).

Applicant proposes to construct a 700 s.f. building expansion to the northeasterly corner of the building, revise the driveway locations and modifications to landscaping.

On May 1, 2017 the applicant received preliminary/final site plan approval for a 10,866± s.f. addition to the existing 17,959 s.f. building, and the demolition of the additional building on-site to provide a parking area, together with other site improvements.

According to the Legal Notice, the Applicant requests a front yard setback variance to permit 4.9′ setback where 10′ is required.

Applicant proposes to utilize the building for the cultivation and processing operations for medical cannabis.

Applicant requests any other variances or waivers that the Planning Board or its professionals may deem necessary upon its review of the application in order to obtain the requested approvals.

A public hearing has been ordered for August 7, 2017 at 7:00 p.m. in the Bellmawr Borough Hall, 21 E. Browning Road, Bellmawr.

The application and any other supporting documents are on file with the Board Secretary and available for inspection from 8:00 am to 5:00 pm (except Fridays during the summer and legal holidays) prior to the hearing.
