Westbrook Lanes Seeks Variance & Minor Site Plan Approval to Install Billboard

The Brooklawn Zoning Board will consider a request for Use Variance Approval and Minor Site Plan Approval regarding the proposed installation of a permanent, double-sided digital billboard at Westbrook Lanes.

On Wednesday, April 11, 2018 at 7:00 p.m., the Brooklawn Zoning Board will consider a request for Use Variance Approval and Minor Site Plan Approval, all relevant to the proposed installation of a permanent, double-sided digital and/or static billboard sign (“Billboard”), on property located at 1 Creek Road, and identified as Block 128, Lot 1 on the Official Tap Maps of the Borough of Brooklawn (the “Property”), according to a Legal Notice that was published on April 1, 2018.

The Property is currently improved with a bowling alley and related site improvements, and is located within the C-Light Industrial Zoning District, as well as the Redevelopment Area Overlay Zone.


Billboards are prohibited uses in the Borough of Brooklawn, the Legal Notice states. “Therefore, the Applicant is seeking Use Variance Approval, in addition to Minor Site Plan Approval.”

The Property is owned by Doris Cerrone.

The Billboard will be installed on the northwest side of the Property (i.e., facing and visible from U.S. Route No. 130), and it will be 48+/- feet by 14+/- feet in area per sign face (approximately 1,344+/- square feet in area). The total height of the Billboard will be 55 +/- feet.

The Billboard will be supported by a single steel column.

In addition to Use Variance Approval and Minor Site Plan Approval, the Applicant is also requesting that the Zoning Board grant Variance Approval to allow two principal uses on the Property.

When asked for clarification about the Zoning Board allowing two principal uses on the Property, Borough Administrator Ryan Giles explained via email: “The zoning for the bowling alley is one use and the billboard zoning would be a different use.  The variance needs to be granted to allow the use of billboard.”

In addition, the Applicant is requesting that the Zoning Board grant any and all other Approvals, Submission Waivers, Design Waivers, Variances, Ordinance Interpretations and/or other relief that may be necessary to allow for the future installation and use of the Billboard.

Copies of the Application, plans, correspondence, and supporting documentation are on file in the Office of the Secretary of the Zoning Board of Adjustment, Municipal Building, 301 Christiana Street (Haakon Road and Christiana Street), Brooklawn, New Jersey, and are available for public inspection during regular business hours.
