On Wednesday, July 12, 2023 at 7:00 p.m., the Brooklawn Planning and Zoning Board of Adjustment will hold a Public Hearing regarding the application of Adam Shapiro for property located at 310 Crescent Boulevard (Block 126 Lots 2 and 12), which is the site of the long-closed Weber’s Drive-In. (The meeting was originally scheduled for June 14, 2023, but it was postponed.)
The parcel is located within the Light Industrial C Zone (Redevelopment Area Overlay). The applicant has applied for variances to permit the growing and cultivation of cannabis on the property, which is a permitted use in the zone.
The applicant seeks site plan and conditional use approval and related variances to allow the applicant to construct two agro-manufacturing buildings measuring 35,135 square feet for cannabis cultivation, as well as supporting administrative offices.
According to the site plans, one building would be 20,000 square feet and the second building would be 15,135 square feet.
For a visual representation of how large the buildings would be, a typical Walgreens store is approximately 13,500 square feet, and the former Window Factory building along Kings Highway in Haddon Heights is approximately 20,000 square feet, according to sales information.
The plans also show that both buildings currently on site would be removed.
The site will also include fencing, driveways, a parking lot, and loading areas. The parcel is located within the Light Industrial C Zone (Redevelopment Area Overlay).
The applicant has applied for the following Bulk Variances to permit the growing and cultivation of cannabis on the property, which is a permitted use in the zone.
The requested variances are as follows:
- Fencing to allow 8 feet high fence, no more than 6 feet is allowed/required.
- 30-front yard setback instead of the fifty-foot setback allowed/required
- Gravel/stone parking lot as opposed to paved required
The applicant will also require a design waiver to eliminate the requirement of a designated loading zone.
In addition to the requested variances and waivers, the applicant will also request any other variances or waivers deemed appropriate by the Board.
The application will be heard in the Brooklawn Municipal Building at Haakon Road and Christiana Street.
